Vacancy rates are rising—currently about 6.4% in the suburbs and roughly 7% in the city of Denver. Many experts attribute this shift to a cooling job market and Denver’s high commercial vacancy rate, with office buildings sitting at approximately 41% vacant.
According to a recent October 2025 article from the Denver Business Journal, mid-size to large multifamily landlords are offering creative incentives to attract renters—everything from $750 gift cards for same-day applications to Epic Passes for ski season and even up to three months of free rent. Unfortunately, smaller landlords can’t typically compete with those kinds of concessions.
So, what can you do instead? Our best advice is to price your property to the market. Many owners initially prefer to try concessions or “move-in specials,” but these are often not strong enough to prompt applications. As a result, the property sits on the market too long, the listing becomes stale, and the final rental rate usually ends up lower than if it had been competitively priced from the start.
A more effective strategy is to price your property slightly below market—not drastically, but enough to stand out. Properties that take this approach are leasing faster and attracting more qualified tenants compared to those priced at last year’s rates. Presentation matters, too: a clean, well-maintained, and move-in-ready unit always shows better and rents faster.
