How can I pay my rent?

There are several ways to pay your rent with Walters & Company. After all of your move in paperwork is completed, we will be sending you an activation email for an online portal. This is the most convenient way to pay your rent every month. Just enter your bank account information and its completely free! If you
would like to use money orders or checks, that is also acceptable. We do highly discourage tenants from mailing in any funds as you will still be responsible for rent if those funds are lost in the mail.

How can I submit a maintenance request?

You can submit a maintenance request one of three ways. Through your online portal, you can call the office or you can email it in to rent@gowalters.com

How long does it take to complete my maintenance request?

Maintenance requests will be responded to within 24-48 hours of receiving them. We cannot guarantee that all
issues will be solved within that time frame based on scope of project, but we can assure you that we will take care of things as quickly as possible.

If there is an emergency, who do I contact?

If any emergency happens during normal business hours (9AM-5PM) please contact the office directly at (720) 357-6655. If an emergency happens AFTER NORMAL BUSINESS HOURS please contact our 24/7 emergency hotline at (800) 488-0952.

When is rent due?

Rent is due on the 1st day of every month. That being said, we do have a 4 grace period so, rent is not considered late until 5PM ON THE 5TH.

What are your late fees?

There is a base late fee of $60 that hits after 5PM on the 5th. From there, it is $10 for each additional day that rent is unpaid.

What utilities am I responsible for?

Tenants are responsible for all utilities on top of rent, including gas/electric, water and trash removal.

How can I renew my lease?

We will reach out to you 60 days prior to the expiration date of your lease and offer you a renewal then. If you do not wish to renew your lease we will require 30 Day Notice in WRITING.

When will I get my Security Deposit back?

You security and pet deposits will be returned to you within 60 days of your lease expiration date. If you would like to speed up the return process, please make sure to provide PAID invoice for carpet cleaning and
house cleaning, final PAID readings for utility bills and a forwarding address to manager upon move out.

Can I add /replace another person/roommate to my lease?

Yes. They will need to apply to the pre-approval on our site. We will process their application and send over
necessary paperwork. There a $250 re-assignment fee that will need to be paid in full prior to any additional/ne individuals moving in.
