Walters and Company Applicant Leasing Requirements

Thank you for applying to one of our beautiful residences! To ensure a smooth process, please note the following before you begin: Complete the application in one session: Your application progress cannot be saved, so please have all necessary information ready before you begin.

Application Fee: A payment is required to submit your application.

What to prepare:

• A valid government-issued photo ID is required for all applicants
• Provide three years of residential history, including landlord names and contact information.
• Proof of income
• Every occupant age 18 or older must apply separately.

Rental Criteria:

• Credit score of at least 650
• Combined monthly income ≥ 2x the monthly rent (unless otherwise approved by the Property Manager)
• Rental history with on-time payments, no outstanding debt, and no lease violations
• No open or outstanding bankruptcies within the last seven years
• No unresolved rental balances or collection accounts
• No prior evictions (automatic denial, no exceptions)
• No felonies within the past seven years and no more than three misdemeanors within any one-year period
• No history on a sex-offender registry (automatic denial, no exceptions)
