Walters and Company Applicant Leasing Requirements
Thank you for applying to one of our beautiful residences! To ensure a smooth process, please note the following before you begin: Complete the application in one session: Your application progress cannot be saved, so please have all necessary information ready before you begin.
Application Fee: A payment is required to submit your application.
What to prepare:
- A valid government-issued photo ID is required for all applicants
- Provide three years of residential history, including landlord names and contact information.
- Proof of income
- Every occupant age 18 or older must apply separately.
Rental Criteria:
- Credit score of at least 650
- Combined monthly income ≥ 2x the monthly rent (unless otherwise approved by the Property Manager)
- Rental history with on-time payments, no outstanding debt, and no lease violations
- No open or outstanding bankruptcies within the last seven years
- No unresolved rental balances or collection accounts
- No prior evictions (automatic denial, no exceptions)
- No felonies within the past seven years and no more than three misdemeanors within any one-year period
- No history on a sex-offender registry (automatic denial, no exceptions)
